A new superpower for ChatGPT


What if the next image for your website or social media post didn't come from a stock photo service but from a photo that you uploaded and modified in ChatGPT?


ChatGPT's latest upgrade unlocks a whole new layer of creativity with a massively more powerful, built-in image machine. You can now upload a photo to ChatGPT, and it can create something entirely new from it.


For agents, that means you take one of your favorite listing photos and create a one-of-a-kind image to use with any of your marketing materials, from postcards and listing presentations to your website and social posts. No stock photo licensing fees are involved.


It's time to ditch those tired stock photos you've been using and create custom images that better fit your brand and will be unique to you and your marketing material.


   
   

How it works:


Start by uploading a photo directly into ChatGPT. This could be a property photo, a streetscape, a kitchen, or an outdoor shot of foliage or landscaping – anything you want to use as your creative launch point.


Next, pair that image with a short, specific prompt describing the image type you want.

Want it to turn a photo into a graphic drawing? Just say so: "Create a modern, minimalist graphic using this home as the focus. Use soft colors and clean lines, like something you'd see on a luxury postcard."


ChatGPT will generate a unique image inspired by your uploaded photo and prompt in under a minute.


Or try: "Create a photo-realistic image using this home as the focus, removing the trees."


A postcard perfect image that is not identical to your photo, but you are not looking for it to be the same, just similar. 


Or, with the same photo, tell ChatGPT, “Create an acrylic style, modern painting accenting bold bright colors and do not draw the trees.”

Each of the images above were created from the original photo with these exact prompts.


What to avoid


This new feature is powerful, but it's not perfect. Avoid using photos that include people, pets, or animals. ChatGPT still struggles to accurately render human and animal features, and the results can often look more AI than lifelike. Stick to architecture, landscapes, home interiors, and objects for the best results.


ChatGPT recently updated its policies on mimicking certain artists – expressly for living artists. You can still ask ChatGPT to create something in Monet's style because the artist's work is no longer copyright protected.


So, instead of asking ChatGPT to copy a specific artist, it's safer to describe the style you want in broader terms. For example, ask for a "vibrant, abstract painting with geometric shapes" rather than saying, "Create it in the style of a Jeff Koons sculpture." ChatGPT will refuse if you don't.


Create a one-of-a-kind, forever closing gift


Finally, the potential to use this new ChatGPT superpower goes way beyond stockpiling customized marketing material. You can use it to connect with your clients emotionally.


How? Turn the home's best listing photo into a work of art.


Upload the photo from your listing and ask ChatGPT to stylize it into a watercolor painting that mimics a famous artist like Monet or Cezanne. You can tell ChatGPT to tweak the result too: less blue and whiter; make it more like a spring or summer day; rework the photo into a painting of a fall day.


Once you have your final version, download your one-of-a-kind image and upload it to one of the many online print-to-canvas websites. For under $50, you'll get an 11 x 18 fully framed canvas art piece that makes for a memorable closing gift for buyers or a heartfelt parting gift for sellers leaving a home filled with memories.
